Maintenance Technician I

ORGANIZATION SUMMARY:

Homes First is a small but mighty nonprofit with approximately 10 staff members, multiple contractors and an awesome group of volunteers. Our organization serves low-income households who struggle to find and retain a safe and healthy home they can afford.

Since 1990, Homes First has developed a unique approach to housing.  We purchase and rehab pre-existing homes in Thurston and Mason counties and then rent them out at below market rate to those who live at 50% or less of area median income. 

 

We care about people and our community and work with many partners to provide permanent supportive housing.

 

Many of our real homes provide shared housing options to further reduce the cost to individuals.

 

We treat our residents and our staff with dignity and respect. 

POSITION SUMMARY:

 

The Maintenance Technician I position works with our property management team of five to perform the ongoing upkeep and maintenance of all 56 scattered-site Homes First properties, including our administrative office in Lacey.

 

This position will support all residential property maintenance projects including emergency maintenance needs and  implementing longer term projects across the organization. This position will report directly to our Property Manager and will work collaboratively to create a safe, clean, and inviting environment within all facilities.

EDUCATION/EXPERIENCE:

 

Must possess experience and knowledge in residential maintenance. Must possess mechanical ability as well as a preferred nonprofit housing experience. Ability to work with diverse populations. Must have a reliable car, valid driver's license, and insurance. Due to our close contact with vulnerable populations, all staff must be fully vaccinated and boosted for Covid-19.

ESSENTIAL DUTIES and RESPONSIBILITIES:

  • Facilitate the ongoing, emergency and preventative maintenance of all properties and equipment. This includes such things as: apartment turnovers, plumbing needs, preventative maintenance, installation/repair of window coverings/cabinets/light fixtures, heating/cooling, and electrical.

  • Complete unit turnovers, including individually completing minor maintenance repairs, such as lock changes, installation of window coverings and replacing light fixtures, and paint touch up as needed. This also includes working with vendors on larger needs (electric, plumbing, carpet cleaning, and heating/cooling).

  • Maintain upkeep of Homes First vehicles and scheduling needed preventative maintenance.

  • Maintain sidewalks by shoveling and distributing salt as needed throughout the winter season.

  • Lend support on volunteer maintenance projects as they occur.

  • Support outside contractors/vendors or services when necessary

  • Order, purchase, and pick up approved parts and equipment.

  • Perform annual inspections of properties.

  • Other duties as assigned

  • Attend program meetings as requested by supervisor.

To perform this job successfully, an individual must be able to perform each essential duties listed above. We work Monday to Friday 8am-4:30pm but we ask for flexibility in daily scheduling is necessary.   • Regularly required to talk and hear in English and give written reports in English.

Homes First offers a generous salary and benefits package which includes:

  • Starting Salary Without Benefits:  $16.50 - $20.10​​      Full Range Without Benefits:  $16.50 - $23.90

  • Starting Salary With Benefits:  $23.10 - $28.15                Full Range With Benefits:  $23.10 - $33.46

Signing Bonus of $500 paid after 90 days of satisfactory employment. 

Spanish Language Bonus:  An added $500 for those who can communicate effectively in the Spanish language (spoken and written)
