Frequently Asked Questions PM Transition
Is Homes First going away?
No, Homes First is not going away. We will continue to own your home and remain committed to our mission of developing and supporting affordable housing in our community. Only the property management responsibilities are being transitioned to our trusted local partners.
However, the financial crisis we are experiencing is real and this transition is an effort to ensure that the work we do to house and support our tenants is not affected. For more information on what we are doing to address this crisis, visit:
Who is taking over property management?
If you live in a shared home with one of our community partner agencies like Oxford House or IDD Homes, Welcome Home Property Management will be your new point of contact for leases and maintenance beginning in October 2025.
If you have an individual household lease, Hometown Property Management, will be handling property management responsibilities beginning in January 2026.
Both companies are based in Lacey, WA.
Do I need to sign a new lease?
No. You will not be asked to sign a new lease while still under the terms of your pervious lease. You'll be asked to sign a new lease in the event that you move into a different Homes First home or renew your lease.
When and how do I pay rent after the transition?
All rent payments should be made to your new Property Management company. More detailed payment instructions will be provided in early December for those who have an individual household lease.
What about renter's insurance?
All individual households will need to provide proof of updated renter's insurance when signing your new lease. Our community partner agencies also need to show proof of liability insurance and coverage for the participants.
How do I submit maintenance requests?
After the transition, all maintenance requests and work orders will be handled by the new Property Management company team. Contact information and procedures will be provided during the transition.
We ask for your patience as we make this transition. All calls and questions will be answered by Homes First or the Property Management company staff as quickly as possible.
